How far in the the future can one pay ones rent?

Say if you win the lottery. Have you done this?

I would think you could prepay to the end of your leasing period and not longer than that.

I have had a tenant who paid his entire rent in post-dated checks, one per month, for the entire length of the lease. I got twelve checks, each dated for the first of the consecutive months.

I would say that you would probably not want to pay out any further than the lease end date.

Most landlords won’t accept rent beyond the current month, because then they can not evict you even if you otherwise break the lease.

If you give your landlord all the rent for the lease up front, but then you get a dog that violates the lease, you can’t get kicked out.

@Tropical_Willie has it right: if you have that much money, go buy a condo.

There are some accounting issues there as well.

If they accept rent a year in advance, for example, they cannot count it as income all in the month received, because they have not provided the service being paid for. So they have to put the advance payment in a separate account and deduct your rent (and then count it an income) on a monthly basis.

So it’s an accounting hassle and not worth the trouble.
