What information should I share about our previous landlord when applying for a new rental (please read details)

My husband and I have 2 weeks to find a new home/apartment. We are in good standing with our current landlord of 3 years. Our previous landlord was an ass. We lived in his home for 5 years. Before this we owned a home for 16 years.

After living in his home for 3 years he told us he had some veterinary interns (he’s a farmer) he needed to house. He told us if we wanted to stay in his home he would need to raise our rent to cover the costs of housing his interns. He wanted his interns to live in the home we were living in.

We stayed. Our rent jumped from $450 to $676. The next 2 years he gave us hell. He made us mow part of the property we didn’t have to mow before he had the new interns. He wanted us to paint the exterior trim and do other projects around the home. My husband became very ill, missed several weeks without pay which made us fall behind on payments. Our landlord used this opportunity to evict us. He called us liars when we told him what happened to my husband. It was clear he was doing anything and everything to get rid of us.

Do we mention the eviction on the rental applications we are filling out? How should we handle this? As I said, our current landlord adores us. We have no problems with him.

Help! We finally found a home that will accept all of our pets but I’m worried about our previous asshole landlord.

You have been in the last place for three years and in good standing, that should suffice. The only thing that might cause a problem is if there is a question about whether you have ever been evicted. Was the eviction a formal eviction with paperwork and courts involved etc. or what I refer to as an eviction of convenience? That is, leave now or face the eviction process and you chose the former? If so, don’t mention it, if there is a paper trail then do and just give a short paragraph about the farmer landlord needing the property for veterinary interns. Leave out the other stuff unless asked directly.

No courts involved. I believe he gave my husband a paper to inform us, but that’s it. He never gave us monthly receipts like our current landlord. We only had copies of checks given to him as proof of residency. It was all very informal.

Three years in good standing is all that is important.

Then don’t bring it up. You have not been evicted in the legal definition and that is all that counts these days.

If there’s nothing on paper, then don’t mention it.
In case it would come to it, it would be your words against his.
Your new landlord adores you, so I bet he’ll take yours (as opposed to that of the landlord who says (in that imaginary case) he evicted you but hasn’t the filings to show for it).

Thanks everyone. Great news. We got approved today! We’ll be living on the isthmus in Madison, WI. Right in the middle of everything and just a block from the largest lake in the area. We’re very excited for this next chapter in our life.
